Analysis of the residential real estate market in Moscow and the Moscow region

01 / Task

Разработать best use:
от рыночных гипотез к концепции медицинского spa

The client's task wasn't simply to "come up with an idea" for the site, but to determine the best use: what product would be in demand, would be appropriate for the premium location, would withstand the competitive environment, and had a clear economic rationale. The focus was on the wellness/medical spa concept as a potential best use for a high-end suburban asset.
Initial hypothesis

Wellness / medical spa

A wellness/medical spa was considered the baseline hypothesis. We tested it against the market, audience, international competitors, local competitive environment, visitor patterns, average check, and site requirements.
Question

Best use, not an abstract idea

The key question is what format truly represents the best use of the site: an intimate medical spa, a wellness retreat, a premium club format, a hybrid model, or another scenario with different infrastructure.
Result

Proven development scenarios

As a result, the client received not a set of ideas, but a structured scenario map: product hypotheses, target segments, competitive advantages, risks, site requirements, and management conclusions.
02 / Analytical Focus

First, analysis: market, competitors, audience, positioning

The work focused on analytics and conceptual strategy before the branding stage. We assessed whether the medical spa format had a market foundation, who the clients would be, what competitors the project would be compared to, and what positioning would allow it to carve out a strong niche.

«"Best use begins where the idea is tested by the market, the site, and the economy."»

The study compiled and compared market trends, international and Russian analogues, target audience profile, competitive landscape, product categories, potential average purchase price, monetization scenarios, and site limitations. This allowed us to transform the initial hypothesis into a manageable development concept.

Location

MO

A premium destination in the Moscow region: a high-end suburban environment, a discerning clientele, and heightened expectations for privacy, service, and architecture.
Focus

Best use

Selecting the best scenario for site use at the intersection of demand, competition, product logic, site constraints, and economics.
03 / Best use methodology

How the analytics was built

The work was structured as a comprehensive best-use study: from the external market and international analogues to the local competitive environment, target audience, product hypotheses, average check, positioning, and testing of scenarios on a specific platform.
Stage 01

Market and trends

Analysis of wellness, medical spas, preventative medicine, longevity, biohacking, and domestic health tourism as a basis for product hypotheses.
Stage 02

The site

Site and surrounding area assessment: location, privacy, access roads, utilities, restrictions, visual context, and compliance with premium format.
Stage 03

Hypotheses

Formulation and testing of hypotheses: target segments, length of stay, range of services, average bill, monetization model, and service requirements.
Stage 04

Scenarios

Developing best-use scenarios: product blocks, audience, competitive advantage, revenue channels, risks, limitations, and implementation conditions.
Competitors

local and international benchmark

Comparisons were made between medical spas, wellness hotels, resort products, premium country clubs, and foreign formats with which the audience mentally compares such a project.

Audience

segments and motivation of demand

The article describes customer groups, consumption scenarios, reasons for travel, expectations regarding privacy, medicine, service, architecture, and length of stay.
04 / Research Fragments

Fragments of the analytical report

The fragments demonstrate the very logic of the work: how market data and competitive analysis are transformed into best-use hypotheses, product scenarios, audience models, positioning, and a preliminary economic framework for the project.

Logic of analysis
From the idea of a medical spa to proven hypotheses
The medical spa idea was broken down into testable blocks: who the client is, what pain points they seek, what they compare the product to, how much they are willing to pay, what services they expect, and whether the site can handle the format.

Best use
We highlight scenarios that can be developed
The scenarios were compared based on requirements for territory, service, infrastructure, privacy, competitive advantage, average check, revenue, risks, and suitability for a premium location.
05 / Result

Result: a management basis for a site decision

The client received a basis for decision-making before investing in architecture, branding, and detailed design: which scenarios should be developed, which hypotheses require further development, where the site's limitations lie, and how the medical spa product could be positioned.
In the report

the market and competitors were analyzed

We studied wellness trends, medical spas, international analogues, the Russian competitive environment, local formats, and the expectations of the premium audience.
In the report

best use logic has been formed

Market hypotheses are compared with site parameters, restrictions, premium service requirements, potential infrastructure, and economics.
We do not disclose

a conceptual framework has been prepared

Target segments, product blocks, average check logic, revenue scenarios, and positioning direction were defined before moving on to branding.
The result was a best-use management map: which formats make sense, which limitations are critical, which product scenarios require refinement, and where the line lies between an attractive idea and a feasible premium project.
